Stephen B. Aizenberg, President
S.B.A. Development, Inc., DBA Royal Construction Company

Stephen B. Aizenberg, Real Estate Developer, General Contractor and Real Estate Broker has an impressive history in both the financial and real estate arenas. Due to this extensive background and training, his talents and drive have enabled the entities he has been affiliated with to become significant factors in the Northern California and Nevada building industries. Though his primary development/building emphasis during the past 15 years has been single family residential subdivisions, apartment complex development are also familiar for Aizenberg and S.B.A. Development, Inc., dba Royal Construction Company ("Royal").

By way of background, upon graduation from the University of the Pacific, Stockton, California in 1961 (B.A. Degree in Business and Economics), Aizenberg joined Central Valley National Bank in Oakland, California as a Management Trainee. During his six year tenure with the Bank, Aizenberg served as an Operations Officer, Loan Officer, and Mortgage Loan Officer. This early banking experience and supervisorial access into a myriad of real estate projects allowed Aizenberg to gain precious insight into numerous types of real estate development operations and nurtured a unique discipline for the development and construction of residential and commercial developments.

After Central Valley National Bank, Aizenberg worked as Vice President of Construction for Greater Sierra Construction (a Joint Venture with Central Valley National Bank) with primary duties supervising all facets of the company's apartment construction division. During his four year tenure with Greater Sierra Construction, Aizenberg supervised the construction of numerous apartment complexes throughout California, Nevada (including Las Vegas and Reno), and Arizona. Upon leaving Greater Sierra Construction, Aizenberg served as the Vice President of Construction for Federal Projects, Inc. This entity specialized in FHA financed apartment complex construction in six western states. As Vice President, Aizenberg was in charge of all phases of apartment construction in numerous cities and small towns throughout California, Nevada, Colorado, Wyoming, and Idaho.

From the Late 1970's through the mid-1980's, developing and building as Royal and its related entities, Aizenberg was the responsible managing employee under Royal's and his own individual California General Contractor's Licenses. During this time period, Aizenberg supervised and administrated the land acquisition, construction, sale, and property management of hundreds of multi-family dwellings including halfplexes, triplexes, apartment complexes, and single family homes. In 1987 Aizenberg formed S.B.A. Development Inc., a California Corporation and served as President, Director, and Shareholder. This entity was responsible for developing and constructing hundreds of single family homes throughout Northern California from 1987 - 1994 while successfully riding out the dramatic downturn in the California real estate market during the early 1990's. In response to economic trends and demographic shifts to the Southwest, Aizenberg set his sights on real estate development opportunities in Nevada. In November 1992 he formed S.B.A. Development, Inc. a Nevada corporation, dba Royal Construction Company ("Royal") and obtained his Nevada General Contractor's license. Serving as Royal's President, Director, and Shareholder in just four and one half short years, Aizenberg has single-handedly build a well regarded single family residential subdivision development entity considered a "player" in both the Las Vegas Valley and Reno/Sparks real estate communities. Royal's Nevada development activities have been prolific posting lot acquisition, home construction and sale of over five hundred Spinnaker Homes to date. Being bullish on Nevada's economy, Royal owns residential subdivision land for project development through the year 2000.
